Since 1978 I have dealt with camping. First as owner of Virksund Camping for many years. Virksund is a small fishing village in the Limfjord that developed into a tourist area with summer houses, a marina and a campsite. The pitch was sold in 1986, after which I set up as a real estate agent, specializing in the sale of camping pitches.
Over the years, I have experienced how camping life has developed from spartan conditions to a range of facilities and activities that offer experiences and attract lots of new customer groups. The campsites have differentiated themselves. Large spaces with play facilities and activities that give the children “Fixed office hours”. Other, perhaps smaller spaces, offer peace and quiet, with room for a midday nap. The Danish campsites have in common that the service facilities are among the best in Europe. Even 4- and 5-star camping sites abroad rarely have facilities that are better than our 3-star sites.
The campers
It is of crucial importance for the campsite’s customers – the campers – that they find the right campsite. Correspondingly, it is extremely important that the buyer finds the space that gives satisfaction in everyday life. The site’s facilities and location must be optimal, but it is also important that the desire to serve the site’s customers is present. There must be chemistry between the camp director and the guests. The camp manager must understand the importance of having a large part of the responsibility for the guests’ holiday being successful.
My experience
First as the owner of Virksund Camping for 8 years and as a camping broker for 33 years, I have practiced many times the puzzle that a trade consists of. In order for both parties to be equally satisfied, it is important that all matters come to the table. It is the broker’s – my – task to know the special conditions that must be investigated in connection with sale/purchase of campsites. I have always placed great emphasis on creating trust in the broker/me on the part of the buyer as well as the seller. This part of the task has always been one of the most important to me.
The legal and financial conditions must be clarified before signing the purchase agreement. I always recommend that the buyer seeks advice from a lawyer and accountant. Preferably actors who have a good knowledge of the industry. I know several others that I am happy to recommend without any commission whatsoever. Most people who start to take an interest in buying a campsite will probably experience some form of closure when they contact me. It is often not possible for the interested buyer to obtain factual information about the site’s name, turnover, etc. This is not due to a lack of desire on my part – but simply because I have promised the seller that only those seriously interested will be able to obtain the above information. I want to protect the seller until I have the necessary knowledge of the buyer. It is especially the financial conditions, where the requirement for equity is approaching 50% of the purchase price, that presents challenges.
Camping has become my destiny, in a good way. Almost 50% of all Danish campsites have been assessed or sold by me. I’ve even seen some seats sold up to 6 times, which shows confidence.

Hans Korsgaard
Hans started in 1978 with the purchase of Virksund Camping. In the period up to 1987, the site developed from a simple 1-star site to 3 stars, which was the best at the time.
At the same time, the square was also a grocery store for the area’s many summer houses, a marina and for the campsite. In addition, he started Dan-Lux, a summer house agency with 125 summer houses for rent.
In the autumn of 1986, the campsite was sold. Hans was then admitted as co-owner of Ejendomscentret in Skive. Soon after, there were inquiries about the sale of campsites. This was the start of the thesis, sales and assessment of campsites. Lars Bandt
Lars Brandt has just been hired as a camping consultant. Through 17 years as owner of Ertebølle Strand Camping, and 10 years as chairman of Circle 1 at DK-CAMP, the knowledge of the camping industry is fully intact.
Lars would like to stand for orderliness and honesty, helpfulness and knowledge sharing. Alice Pico Andersen
Alice has owned and operated Ristinge Camping in Langeland for 23 years, and for many years participated in the organizational work for the industry. Since the disposal of the site in 2012, she has worked as a consultant for estate agent Hans Korsgaard.
